WorkHub Conroe I-45, conveniently located just north of Loop 336 on Outpost Drive with direct access to Interstate 45, offers physical, flexible concepts to help 21st-century businesses succeed. The 60,015 square-foot facility features 22 office/warehouse business units in addition to 29 flex/co-working spaces.
“It’s just perfect for entrepreneurs,” Ron Allen, WorkHub’s Director of Corporate Communications and Government Affairs, said of the recently opened Conroe facility. “We built the whole concept around growing, up-and-coming entrepreneurs.”
Entrepreneurs supporting entrepreneurs is the impetus behind WorkHub Developments, LLC. Founders Roberto Valenzuela and Alfredo Amparan, highly regarded and referred to as ‘serial entrepreneurs’ in the business world, leaned on personal experience to launch WorkHub National. After struggling to find appropriate space for their various business ventures, they started WorkHub with the goal of providing flex workspace – office and warehouse – to local communities.
At WorkHub Conroe I-45, spaces ranging from 2,000 to 6,000 square-feet are available for lease. Members, intentionally not referred to as tenants, are offered direct access to the warehouse with an office featuring fiber internet, high-quality eight-foot solid interior doors and 22-foot-high ceilings inside an energy-efficient building. Within the insulated warehouse featuring a four-foot-raised loading dock and rolling door, a shared forklift is available for all members of the WorkHub community.
On the same property situated on 5.9 acres of development in Conroe, WorkHub Flex provides even smaller flexible office and warehouse spaces. Appealing to e-commerce businesses seeking storage, workspace and community, WorkHub Flex units start at 168 square-feet and feature access to meeting rooms, a kitchenette and automated coffee bar.
WorkHub’s revolutionary concept is driven by the goal of nurturing innovation, fostering connections and empowering businesses to thrive. After intense studies, Conroe was handpicked as a place the company wanted to grow.
“It’s the golden standard for where you want to be in business in the United States right now,” Allen said of Conroe. “This is our number one example of what WorkHub will be for other communities.”
In fact, Conroe is the first city in the United States to which WorkHub has committed to two business parks.
With the assistance of the Conroe Economic Development Corporation (CEDC), WorkHub will join more than 40 other companies when it opens its facility in the fall of 2025 at the Conroe Park North industrial park on FM 3083. This even larger WorkHub site will span 67,600 square-feet and feature 27 office/warehouse units in addition to 34 flex/co-workspaces.
In total between its two Conroe sites, WorkHub will have invested $25.2 million in 112 new concepts for local businesses. Based off financial data from current WorkHub members, it is estimated member businesses housed at WorkHub I-45 Conroe and WorkHub Conroe Park North will generate sales revenue of $369 million annually and create 158 new jobs.
